Five steps, no shortcuts. This is exactly what happens from first contact to post-purchase — including the point where I might tell you not to proceed.

Listening before anything
No property before understanding the situation. In the first call we cover goals, time horizon, budget, risk tolerance, expectations. If something isn’t clear from the start, we don’t proceed: an operation built on vague premises is a wrong operation.

Coherence analysis
Is Georgia right for you? It depends on variables a catalogue never checks: your real goals, your time horizon, your available budget, how you prefer to manage the property, your risk profile and the strategy you have in mind. If it doesn’t fit what you’re after, I say it at this step — not at the deed.

Selection on the real market
I don’t work from a catalogue. I live here: I know the districts, the reliable developers and the less reliable ones, real prices versus brochure prices, resale dynamics. I select only what I would recommend to myself — and exclude the rest, even when it would make the sale easier.

Structuring the operation
Developer due diligence, tax aspects, corporate structure if needed (Individual Entrepreneur or Georgian LLC), bank account opening, fund transfers with source-of-funds documentation. I don’t leave you halfway: the boring part is where money gets lost.

Post-purchase
Rental management, renovations if needed, periodic reporting, exit planning. The operation doesn’t end at the deed: it ends when capital returns with the expected yield — or when you consciously decide to stay in.
