Strategic advisory
The mandatory starting point. We start from your goals, horizon, budget and risk profile to answer the question that comes before all others: does Georgia make sense for you, now? If the answer is no, it ends here and you’ve spent nothing.
Output: a framework matched to your goals, operating thresholds, next steps — or a reasoned no.

Property selection
Not a catalogue: a shortlist. I work Batumi’s real market — districts, developers, future supply pipeline — and select only operations I’d recommend to myself, with the full P&L: gross, costs, expected net in three scenarios.
Output: 2–4 selected operations with developer due diligence, district analysis and a three-scenario P&L.

Tax and banking structuring
The invisible part that decides the operation’s mathematics: corporate structure, account opening, source-of-funds dossier, transfer channel. These aren’t services I provide directly: when needed, I point you to qualified accountants, lawyers and banking partners, and make sure they’re addressed before the deed.
Output: the right professionals for your situation and the correct sequence of steps, handled with them before the purchase.

Post-purchase
The operation doesn’t end at the deed. I support you in choosing, evaluating and understanding the operation. For the operational side — management, rentals, maintenance — I rely on the developers’ specialised teams or local partners, and help you pick the right ones.
Output: the right operational contacts among developers and local partners, plus support to understand and weigh the options over time.
