Where Batumi is — and why everyone’s talking about it.

Batumi is Georgia’s second city — the country between Europe and Asia on the Black Sea, not the US state. It’s the capital of Adjara, has an international airport, a seafront promenade running the length of the city and the green Caucasus mountains behind it.

People talk about it because it’s one of the few places where a fast-growing city still has low entry prices: tourism is at all-time highs — 7.8 million international travellers in 2025 (GNTA) — and at the 2025 World Travel Awards Batumi was named Europe’s Leading All-Season Destination, beating cities like Budapest, Munich, Oslo and Stockholm.

How buying works

From “I’m interested” to the keys, in 4 steps.

1 · Choose (remotely works too)

Viewings in person or by video call. Georgia’s Public Registry is public and searchable online, in English: you verify who the real owner is before moving a single euro.

2 · Sign the contract

On new construction, many developers offer instalment plans until delivery (down payment + instalments). Resale is a direct purchase. No local company required: you buy in your own name, full freehold.

3 · Pay by wire transfer

International transfer to the seller or to a Georgian account in your name. Banks run serious source-of-funds checks: with the dossier prepared in advance it closes in days — improvising here is what costs weeks.

4 · Register the title

Registration at the Public Registry takes 1 procedure and, expedited, 1 day (World Bank DB2020: Georgia among the world’s top 5). From that moment the property is 100% yours.

Do you need to come in person? No: selection and checks can be done by video and signing can happen via power of attorney. But if you’re about to buy, seeing it with your own eyes remains my number-one advice.

Market words, explained

Off-plan, white frame, green frame: the honest glossary.

You’ll see them in every listing. Here’s what they really mean — so nobody confuses you.

Off-plan

You buy while the building is under construction, from plans. Lower price and instalments to the developer until delivery; in exchange you take the construction risk. That’s why developer selection is everything.

Black frame

Bare shell delivery: walls, windows, entrance door. Systems and finishes are on you. Cheaper per sqm, but budget the works from day one.

White frame

The most common middle ground: plaster, screed and utility connections ready. Only the final finish remains — floors, bathrooms, kitchen.

Green frame / turnkey

Finished and ready to live in (or rent out): you arrive with a suitcase. Higher per sqm, but zero renovation time and surprises.

“European renovation”

Listing-speak promising Western-style finishes. It’s not a technical standard: verify it with your eyes, not the brochure.

Living / staying a while

What if you just want to spend time here?

You can, and it’s easier than you think: 365 visa-free days for EU citizens, the sea in front, mountains behind, and a cost of living well below Western Europe. A 50 sqm long-term rental averages about $540 a month (derived from Galt & Taggart, Sep 2025).

If you want to stay beyond a year, you can apply for a residence permit — including the real-estate route, with a property worth at least $100,000 at market value (statutory threshold to verify at application time).
